FAQ – Building a Home in Kenya
FAQ – Building a Home in Kenya (Diani / Galu)
How long did the whole process take?
The actual construction of the house took two years.
From the time I acquired the land until everything was fully completed, the process took almost four years. A large part of that time went into paperwork, permits, legal structures, and administration.
Is it possible to rent out year-round?
Yes. Unlike places such as Bali or parts of Thailand, the Kenyan coast does not have extreme low seasons caused by long rainy periods. There is a high season, but rentals are possible all year round, which creates a more stable foundation than many people expect.
Is short-term or long-term rental more profitable?
Short-term rentals can be more profitable, especially during high-demand periods, but they also require significantly more work — guest handling, cleaning, coordination, and management. Long-term rentals are usually calmer but often generate lower monthly income. I’m still exploring what balance suits me best.
Do you manage everything yourself?
No. Having trusted people on site is essential. Managing a property remotely without reliable local support is not realistic in the long run.
What was the hardest part of building?
Without question: finding the right people.
Building processes in Kenya are very different from Europe. Timelines, communication, and execution require constant follow-up. The most important factors are a reliable and experienced contractor and a trusted person on site who can supervise the build when you’re not there. This makes an enormous difference.
How did you handle ownership and legal matters?
Ownership is usually structured through long-term lease or user rights, which is the most common and safest option for foreigners. Having solid local legal support is absolutely essential.
Was it worth it?
Yes — completely.
Not because it was easy, but because it was aligned with my values and how I want to live. This was never a quick or purely financial project, but a long-term life choice.
